An apartment, also known as a flat, is a self-contained housing unit that typically takes up only one building floor. These general structures go by a variety of names. Apartment tenure ranges from large-scale public housing to owner occupation within what is technically a condominium (strata title or commonhold) to renters renting from a private landlord (see leasehold estate).

A self-contained living apartment with its front entrance, kitchentoilet, and bathroom is referred to by both terms. The term apartment refers to a purpose-built unit in a building in various areas of the globe, whereas the term flat refers to a converted unit in an older building, generally a large home. The words are used interchangeably in other locations.

In North America, the term apartment is used (although in some cities flat is used for a unit which is part of a house containing two or three units, typically one to a floor). The term apartment is more often used in professional real estate and architectural circles in the United Kingdom. The term flat is commonly, but not entirely, used for a single-level apartment (thus a ‘flat’ apartment).

The term “unit” is used in certain countries to refer to residences and leased business spaces. “This building contains three apartments,” for example, or “I’m going to rent a unit in this building,” but not “I’m going to rent a unit anywhere.”

Some structures are classified as’mixed-use buildings,’ which means that a portion of the building is used for commercial, business, or office purposes, generally on the first floor or first couple of levels, while the rest of the building contains one or more apartments, usually on the upper floors.

The feudal basis of permanent property such as land or rents is referred to as tenement law. It can be used in conjunction with other words, such as “Messuage or Tenement,” to refer to a property’s land, buildings, and other assets.

Some apartment dwellers in the United States own their units, either via a housing cooperative. Residents hold shares in a company that owns the building or complex, or through a condominium, in which people own their flats and share ownership of the common areas. Most flats are in structures intended explicitly for them, however huge older houses are occasionally split into apartments. A residential unit or portion of a system is referred to as an apartment. In certain places, notably in the United States, the term refers to a rental unit held by the building owner rather than a condominium.

Some apartment owners in England and Wales possess shares in the business that owns the building’s freehold while also leasing the flat. A “share of freehold” flat is what this arrangement is known as. Each apartment owner in the building has the right to receive annual ground fees from the freehold business. The freeholder can also develop or sell the property, subject to any applicable planning and limitations. In Scotland, where lengthy leasehold residential property was once uncommon but is now impossible, this circumstance does not exist.
